In early 2021, we completed the construction of a new two-bedroom roof extension apartment to a residential block in Marylebone, W1.

Following the erection of external access scaffold and a full temporary roof to the block, works included the demolition of the existing parapet walls, asphalt roof covering, rooflights and all roof level mechanical installations.

The steelwork superstructure to form the roofline was then carefully designed and installed together with the timber roof structure, forming a combined pitch roof and flat roof structure. Penrhyn Welsh Slates were then installed to the roof pitches with a Kemperol liquid system applied to the flat roof. Zinc cladding was then installed to the roof terrace with Conservation Rooflights installed to all roof pitches to ensure fully watertight.

Internally, we extended the internal steel staircase to the new roof apartment with a bespoke glass balustrade leading to the new property from the third floor.

The apartment’s decor has been finished to the highest professional standard with attention to every detail. This beautiful new two bedroom home features a bespoke kitchen with top quality appliances, two en-suite bathrooms, bespoke joinery throughout each room and beautiful glazed doors opening on to a private roof terrace with views across London.

The floor coverings throughout the new apartment are crafted from sustainably sourced timber flooring, and natural and LED lighting has been carefully blended to create an open and inviting living space.

Communication and care for residents was essential during this project, and it was essential that we be considerate and respectful of their home lives, especially with many working from home during the ‘lockdown’ periods brought about by the impact of Covid-19. Noisy works were carefully managed, and excellent standards of hygiene and cleanliness were maintained-  all access hallways and stairwells were cleaned regularly throughout the day to minimise any risk or disruption.

We are confident that this property will be sought-after and prove a valuable addition to the building for our client.

The project was registered with the Considerate Constructors Scheme and attained high scores in all categories and recognition for outstanding performance following each Monitor’s visit.
